Nicholas County Property Value Fields
The WV Property Viewer parcel card keeps Appraised Values and Cost Values in separate groups, and the assessment search adds Land, Building, and Total appraisal filters. Each is an assessor figure. A private market appraisal is something else entirely. A deed's consideration is a separate clue. The viewer displays no populated last-sale amount on a Nicholas County card, so confirm the live record before relying on that field in a comparison.
| Value | What It Is | Where |
|---|---|---|
| Assessed value | Value set by the Assessor for ad valorem taxation | Nicholas County Assessor / assessment roll |
| Appraised values | Assessment fields shown in the parcel detail and search filters | WV Property Assessment and Viewer |
| Cost values | Separate parcel-card heading; read by its own label | WV Property Viewer |
| Sale evidence | Sale-date and price filters exist; result field needs live confirmation | Assessment search and recorded deed |
Tax value, appraisal, cost, and sale figures answer different questions. Read the label before comparing. The tax bill, any exemption, and the review path belong with the Nicholas County property tax records.
Where Nicholas County Values Appear
Choose County first. The search accepts street, owner, Full Parcel ID, district, map, parcel, or subparcel, and the Appraisal/Sales controls narrow land, building, and total appraisal ranges, calculated or deeded acreage, sale dates, and price. Open one result. Match its parcel ID, legal description, and valuation headings before lifting a number out of context. The local Assessor handles record corrections.
- Search Nicholas County by street or parcel key.
- Open the result and note the assessment year and exact value labels.
- Compare land, building, total, and cost fields without merging unlike figures.
- Use a deed or sale filter as separate transfer evidence, then confirm the current roll with the Assessor.
- Assessed value
- The Assessor's value for ad valorem taxation.
- Appraised value
- A labeled assessment figure; do not assume it is a current sale appraisal.
- Cost value
- A separate heading in the parcel detail that should be read on its own terms.
- Sale price
- A transaction figure, if the relevant record displays and verifies it.
Nicholas County Annual Assessment Cycle
The assessment year starts July 1. The statewide assessment information refreshes annually. Transfers made from July through June feed a revised tax-map submission due February 1 of the next calendar year. That is why a recently sold property's market activity can run ahead of its assessment owner and parcel geometry.
Check the record year and the sale date separately. They are not the same thing. When a deed is newer than the card, the County Clerk index tracks that transfer more directly. The Assessor corrects the county roll entry.
Nicholas County Land and Building Values
The assessment form filters minimum and maximum land appraisal, building appraisal, and total appraisal. It also covers calculated acres, deeded acres, sale dates, and price. That makes it easy to compare like-labeled fields across a group of parcels. But the filters are not a market appraisal. They narrow candidates. Note the assessment year, parcel key, and value type. That applies whenever you lift a number from the portal.
Owners deserve the printed source. The West Virginia assessment publications offer official forms and valuation materials for reviewing the figures.
Appraised Values and Cost Values sit in separate sections of a parcel card. Read the field label before comparing either figure with a deed price.
Nicholas County Sale Evidence
The search form includes Sale From, Sale Through, and minimum or maximum price controls. The viewer shows no confirmed last-sale field. Treat those filters as a candidate finder. Confirm the actual conveyance in the recorded deed, and ask the Clerk when the consideration or instrument reference is unclear.
The index lists date and parties. The deed carries the full legal terms of the conveyance, which may explain a gap between a current appraised field and an older transaction. The old amount is not automatically today's market value. Compare the same parcel. Use a qualified appraisal when a property-specific market opinion matters. Trends need more than one parcel.
Review the sample WV Property Viewer parcel card to see how the appraised and cost fields appear on a real record.
Check assessed figures against recorded sales and deeded acreage first.
Nicholas County Acreage and Value
Deeded acreage belongs to the conveyance description. Calculated acreage comes from GIS geometry and is approximate. A mismatch can skew a per-acre comparison. Averaging the two hides the problem. Check the deed, parcel map, and any recorded plat. Ask the Assessor or a surveyor when the geometry needs a closer look.
The search form can also split cost and appraised values into land and building ranges. Hold the parcel area, year, and field constant before reading a change as a market trend.
Summersville and Richwood Value Eras
City-level numbers do not exist here. The histories are directional, not numeric. Summersville's county-seat role, reservoir construction, and later US 19 commercial upgrade frame different contexts for older downtown parcels and newer commercial tracts. Richwood's timber, railroad, tannery, and manufacturing era, its later industrial contraction, and the 2016 flood give mill and river-fork land a separate past.
To test a trend, filter Assessment Search to Summersville or Richwood addresses, then compare sale and appraisal fields by period. Check the legal description too. Anecdotal landmarks cannot support a city-wide percentage change. Nicholas County publishes no official city trend table.
Limits of Nicholas County Assessed Value
The Nicholas County Assessor values each parcel for ad valorem taxation. The office also keeps the tax-map boundaries. Those boundaries remain approximations. That figure is a mass assessment. It is not a property-specific appraisal. The statewide data can also lag behind a recent deed transfer or a changed parcel line. So the tax roll may not reflect the latest recorder filings. Nicholas County publishes no assessment ratio or numeric trend series in its property records. The portal's Appraised Values heading should not be read as either.
Value vs price. A Nicholas County assessment is a tax record, not a sale quote or a licensed appraisal. Use a qualified appraiser when a property-specific market opinion is needed.
